Anode rod inspection. We pull the rod, check how much is left, and tell you straight up whether it has another year in it or needs to be swapped. A new rod costs a fraction of a new tank.
Temperature and pressure relief valve test. This valve is the safety device on your tank. If it sticks shut, pressure has nowhere to go. We test it manually every visit and replace it if it's not snapping back the way it should.
Burner and heating element check. For gas units, we inspect the burner assembly, pilot or igniter, gas valve, and venting. For electric units, we test both elements and the thermostats. Anything reading off, you'll hear about it before we leave.

Tankless units skip the anode but need descaling. Hard water minerals coat the heat exchanger coils much faster than they fill a tank. Skipping descaling on a tankless unit is the fastest way to shorten its life. We run a descaling pump and food-grade solution through the unit, clean the inlet filter, and check the venting and condensate line.
